What to know
Before you make an offer on townhomes.
A townhome is the middle path: more space and privacy than a condo, less exterior upkeep than a single-family home — provided you know what the association covers and what it does not.
- Know exactly what the fee covers
Roof, exterior paint, landscaping, insurance on the structure and the community amenities vary from association to association. Two similar-looking communities can split those costs completely differently.
- How the community is insured
Whether the association insures the building shell or only common areas changes what your own policy has to do. Read the certificate rather than assuming.
- Leasing and pet restrictions
Minimum lease terms, waiting periods after purchase and pet weight or breed limits are common, and they matter to resale as well as to you.
- Reserves and assessments apply here too
Townhome associations face the same pressures on funding and insurance. Ask for the financials and the assessment history the same way you would for a condo.

Townhome or condo — what is the real difference?
Usually ownership of the land beneath and the structure itself, which changes insurance and maintenance responsibility. The legal form matters more than the shape of the building, so check how a specific community is actually organised.
Are townhomes easier to finance than condos?
Often, yes — fee-simple townhomes avoid the project-level condo approval a lender applies to a building. Your lender can confirm for a specific community.
Do townhome communities allow rentals?
Many do with restrictions. Minimum lease terms and caps on the number of rented units are the common ones.
