How much do I need saved beyond the down payment?
Closing costs, prepaid property taxes and insurance, and the inspection. On a condo, add the association's application and transfer fees. Your lender will give you a written estimate early — read it and ask about anything you do not recognise.
Will my property taxes match what the seller pays now?
No, and this catches nearly every buyer moving here. Assessed value re-sets when a property sells, so the current owner's bill — especially a long-held homestead protected by the Save Our Homes cap — tells you very little about yours. Estimate from the purchase price.
How competitive is it right now?
It varies by price band, city and property type, and it changes. Rather than give you a slogan, I will show you what comparable properties actually did — how long they sat and what they closed at against asking.
What does it cost me to work with a buyer's agent?
How buyer representation is compensated is set out in a written agreement before we start, and what a seller offers varies by listing. I will explain what applies to any specific property before you see it, in writing.
Do I need flood insurance?
It depends on the flood zone and your lender. Plenty of properties here sit in zones where it is required, and it is worth pricing even where it is not. Quote it during due diligence, because it changes the monthly number.
