Before you make an offer on rentals.
Two rental markets run side by side here: annual leases that behave like anywhere else, and a seasonal market that fills for the winter and prices accordingly.
- Annual and seasonal are different transactions
Seasonal demand runs through the winter months and the rates reflect it. Annual leases are steadier and cheaper per month. Which one you want changes where you should be looking and when.
- Association approval takes time
Most condo and many HOA communities screen tenants, charge an application fee and take a set period to approve. Build that into your move-in date rather than discovering it a week out.
- What you will need up front
First month, last month and a security deposit is a common structure, along with proof of income and credit. Furnished seasonal rentals often ask for more.
- Get the condition documented
Photograph everything at move-in and put it in writing with the landlord or manager. It is the cheapest insurance there is on the deposit coming back.

When should I start looking for a seasonal rental?
Earlier than feels necessary. The winter season is booked well in advance and the best inventory goes first.
Do I pay a fee to work with you as a renter?
Compensation varies by property and how the landlord has listed it. I will tell you what applies to a specific property before you spend time on it.
Can I rent with a pet?
Sometimes. Association pet rules are often stricter than the landlord's, so both have to allow it.
